What does Box Commercial do?
Box Commercial is an estate agency with the primary purpose of selling selected Australian income-producing commercial investment property. We offer ownership of these properties as a property syndicate or as a unit trust along with ordinary freehold investment. Our clients are unit trust managers, syndicators and investment companies or private individuals. Our services extend to support these clients to sell, lease, acquire or manage their property holdings.

Our investor base is predominately comprised of unit trust investment managers and syndicators. This specific group represent large groups of smaller investors. In effect, what they do is synchronise the power of hundreds of smaller investors into a buying group. This gives them formidable power with their combined financial strength. Financial strength in buyers means better price and terms for our sellers.

Ownership structures for different investments
Direct investment in ordinary freehold property gives investors full control of the asset and exclusive access to the income, profits or losses it generates. Their ownership is recorded on the title and they can hold the property for as long as they want. However, effort is required to acquire and manage this type of property. Investors will generally look at many properties before they buy, and will have many negotiations along the way with agents and owners. Also, they are likely to need to negotiate with bankers once the acquisition has been completed. Once they own the property, they will have to oversee the management (or manage the property manager) and deal with any ongoing maintenance and compliance issues.
On top of this, direct freehold investment requires a large financial outlay as well as experience in the financial and property management of commercial properties. Overseeing these obligations can be very time consuming. Direct freehold investment will have risks like the other ownership, although owners have greater control to mitigate the risks.

These investments are particularly beneficial for high-income, time-poor professionals and retirees looking to simplify their investment portfolios. An initial investment can be as low as $50,000. Our website helps investors research and understand all our current offers. The investment table lists all our different investment opportunities, and the sorting facility allows investors to compare the estimated net returns of each property. Properties under development have an estimated higher return because there is more risk associated with that investment than with an investment property that has been leased for some time. Ordinary freehold investments tend also to sell at lower returns.

We prefer to run Expression of Interest selling campaigns with a fixed end date or, in the case of syndicates or unit trusts, a fixed price entry. We only hold auctions when the property suits professional investors, such as a large industrial block of land.

Who are your clients?
Anyone who invest in commercial property – individuals, companies and fund managers. Our clients might be retailers such as, Spotlight Stores boutique fund managers like Hadley Green or private individuals with commercial property interests.
Depending upon the property we are offering at any particular time, our buyers can be our clients with capacity to invest up to $30 million, but in the main they are individual investors and generally commit between $50,000 and $5,000,000 at any one time.
Who owns Box Commercial?
Box Commercial is solely owned and directed by me, Robert Stanley-Turner I have over 30 years’ experience in selling and leasing real estate. My real estate career started in 1981 in a small suburban residential real estate agency owned by my parents and I later worked and trained in commercial real estate with Jones Lang Lasalle and DTZ in Melbourne and Brisbane. Later I launched a commercial estate agency, Highway Frontage, specialising in commercial investment property located specifically on main roads and highways nationwide. Highway Frontage became renowned for selling multi-million dollar self-storage investment properties across Australia.
